📦 Start-Up Supplies Provided: To get you settled, we provide a "starter kit": 2 rolls of TP per bath, 1 roll of paper towels, hand/dish soap, trash bags, laundry sheets, sponge, and coffee pods/grounds. One set of bath and beach towels is provided per guest.
Note: We do not replenish supplies or provide toiletries (shampoo/body wash), spices, or foil.
🎢 Water Park & Pool Details:
Hours: 10 AM – 6 PM (Winter: closes at 5 PM).
Wristbands are required (pick up at the gift shop).
The pool is part of the water park; no passes are needed after 6 PM.
Park closure occurs if temperatures drop below 60°F.
🔑 Check-In & Policies:
Check-in: 4:00 PM (self-check-in). Early check-in may be offered on the day of for $50, if available.
Age Requirement: Primary guest must be 25+.
Animals: Documented service animals only (ESA not required per FL law).
Mail: No mail delivery available; please use a local P.O. Box.
❄️ AC/Heat: All thermostats must be set to the same mode (either all Heat or all Cool) to function properly.
🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨
📝 RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Only the authorized payer may sign the rental agreement. Your check-in instructions will be automatically sent at 3 PM on your arrival day, PROVIDED THE PAYER HAS SIGNED THE RENTAL AGREEMENT.
🕒 EARLY CHECK-IN POLICY:
Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.
Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.
🚨 STRICT NO REFUND POLICY (PLEASE READ):
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues (such as flight cancellations).
Hurricane Season (June 1 – November 30): There are no exceptions for the threat of an approaching Hurricane or for the hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance through a 3rd party to protect your stay. Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
AGAIN, due to the no refund policy WITHIN 60 DAYS OF CHECK-IN, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures. We will not extend refunds or reimbursements due to Red Tide, or threats of Red Tide. Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
