Master Suite: Queen-sized bed with a lovely ensuite bathroom featuring a walk-in shower. 🛏️
Front Bedroom: Queen-sized bed.
Middle Bedroom: Two double beds.
Bonus Sleep Space: The converted garage features a laundry area and a fold-down futon, for the 9th and 10th guests. 🛋️
Bathrooms: A second full bathroom with a bathtub/shower combo is located off the main hallway.

Heated Inground Pool: Set to 85° for your comfort. Note: Electric heaters can only raise water temps approx. 15°F above outdoor temps; no refunds for cold snaps. 🌡️
Natural Setting: The pool is open (not screened) and cleaned weekly. A skimmer net is provided for daily maintenance. 🍃
Pool heater: camera-monitored; please do not tamper with settings.
🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🚫🌬️

Streaming Ready: Smart TVs are located throughout the home. Bring your login info for your favorite apps (no cable). 📺
Climate Control: For optimal system performance, the AC must remain at 70° or higher. ❄️
Starter Kit: We provide 2 rolls of TP per bath, 1 roll of paper towels, soaps, trash bags, and coffee. One set of bath/beach towels per guest is provided. 🧼
Note: We do not replenish supplies or provide toiletries (shampoo/body wash), spices, or foil.

Age/Pets: Primary guest must be 25+. Documented service animals only (ESA not required per FL law). 🐾
Mail: No mail delivery available; please use a local P.O. Box. 📬

🕒 Check-In & Booking Policies:
Check-In: 4:00 PM. Early check-in may be offered on arrival morning for $50, subject to availability. 🔑
Payer Requirements: The person paying MUST be added to the booking and MUST e-sign the Rental Agreement. Instructions will be sent automatically at 3 PM on the arrival day once signed. ✍️

There is a STRICT NO REFUND policy within 60 days of check-in. This includes:
Health conditions, weather, or transportation issues. ✈️
Water conditions (Red Tide or cold pool temps). 🌡️
Hurricane Season (June 1 – November 30): No refunds for storm threats or aftermath (closures of roads, shops, or utilities). 🌀

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
AGAIN, due to the no refund policy IF CANCELING WITHIN 60 DAYS OF CHECK-IN, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures. We will not extend refunds or reimbursements due to Red Tide, or threats of Red Tide. Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
