This 3 bedroom, 2 bath pool home is located in Woodtrail Village in New Port Richey. Fully equipped kitchen with a heated pool (Owner has it set at 80) overlooking a pond will make for that perfect vacation. Great neighborhood and set back away from it all but close enough to everything you could want.

You will be given the code to the lockbox prior to your arrival. Bedroom #2 has glass French Doors.

We will be available by email through the Messaging system. Our office is off site, and do not hover over guests, however we have vendors in place should issues arise.

The Next door neighbor, Tonia will also be available to help you with any issues.

You will need a car.

There will be a $150 cap on electric for all monthly guests. Landlord will request monies through the site for any overages. Travelers insurance is recommended. This unit has a strict no refund policy!

Owner has heater for pool set at 80. We cannot guarantee the pool will constantly be at this temperature if/when we have colder weather. Pool temperature: please be advised that heated pools will likely have uncomfortably cold water when cold weather arrives. We will not extend refunds or reimbursements due to cold water temperatures.
The next door neighbor, Tonia will be available to assist you with any issues too.

No more than 6 guests are allowed in the home at any given time.

Parking is in the driveway only as the owner stores his car in the garage. 2 cars maximum. No parking on grass.

Age minimum: One guest must be at least 25 years old. Under the ADA and Florida law, owners of public accommodations are not required to allow emotional support animals, only documented service animals. Rates on OPEN DATES are often subject to change. TRAVEL INSURANCE IS RECOMMENDED, AS THERE IS A STRICT NO REFUND POLICY!!! IF YOU NEED TO CANCEL, YOU WILL NOT BE REFUNDED. THE NO REFUND POLICY INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED, HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJUECT TO A $50 CHARGE FOR EACH DATE CHANGE. Should a booking date change be allowed, the difference in rates, if lower, will not be refunded, and if higher, will be charged. AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. Check in is any time after 4PM. We cannot guarantee pools will be warm during cold weather months, and will not give discounts or refunds should a guest experience cold pool water temperatures.

Due to our high occupancy rate, sorry, but we cannot offer early check-ins or late check-outs. We kindly ask that you please refrain from asking for either an early check-in or a late check-out.

EARLY CHECK-IN:
Because we have a high amount of same day turn overs, we kindly ask that you would PLEASE refrain from asking for an early check in. Check-in is at 4PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding!
