We provide an initial set of essentials: 2 rolls of TP per bath, 1 roll of paper towels, hand/dish soap, trash bags, laundry sheets, and coffee.
Note: Supplies are not replenished during your stay. We do not provide toiletries (shampoo/body wash), spices, oils, filters, or foil.

🔑 Check-In Process:
Check-in is at the Oceana West building (2nd Floor) between 9 AM and 9 PM. Arrivals outside these hours will be directed to a nearby off-site location.

📬 MAIL & PACKAGES:
Mail delivery is not permitted at this vacation rental. If you require mail services, we recommend purchasing a temporary local P.O. Box.

🚨 STRICT NO REFUND POLICY (PLEASE READ)
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, water conditions (such as Red Tide or cold water), or transportation issues (such as flight cancellations).

🌀 Hurricane Season (June 1 – November 30): There are no exceptions for the threat of an approaching Hurricane or for hurricane aftermath, including potential closures of restaurants, roads, beaches, pools, elevators, or loss of utilities. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance from a 3rd-party provider. Date changes are not guaranteed; if allowed, they are subject to a $50 fee plus any rate differences.

Pool Temp: We cannot guarantee warm pool temperatures during colder months and will not offer discounts or refunds for cold pool temperatures.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.

AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures. We will not extend refunds or reimbursements due to Red Tide, or threats of Red Tide. Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
