You will love this 3 bedroom, 1 bath home in Hudson, which sleeps up to 6! It has a lovely beach-vibe, and is located on a deep water canal that leads to the Gulf of Mexico/America. Guests can use the supplied kayaks, which include a 3 person kayak and a smaller kayak that can hold a child or a small adult. Also supplied are 2 adult bicycles. Enjoy views of canal from the back deck. There is a Marina across the street, and a public boat ramp within a one minute drive. There are 2 cleats by the seawall where you can tie-off a boat. Manatee's can sometimes by viewed in the Canal!

The lovely kitchen is ready for you to prepare meals, fully stocked with cooking/eating/drinking utensils, should you care to cook! If not, you can walk to Sam's Beach Bar or Inn on the Gulf, both have great menu's, and to satisfy your sweet tooth, there's Hudson's Beach Ice Cream Parlor close by as well!

The Living room and each bedroom are equipped with smart TV's, so you can sign in to your favorite streaming channels accounts to view the shows that you love!

Bedroom #1 has a Queen-sized bed, Bedroom #2 has twin bunk beds, Bedroom #3 has 2 twin beds. The home sleeps a maximum of 6.

The garage has a washer/dryer. The garage is NOT provided for vehicle parking, however guests can use the driveway for parking.

If you bring a boat/trailer, it can be parked to the left of the driveway. There are 2 cleats by the seawall where you can tie-off a boat, and a public boat launch close by.

Activities and attractions in Hudson Gulf Coast Central: SunWest Park, Swimming, golfing, beaches, theme parks (Busch Gardens, Adventure Island, are approximately 45 minutes drive), Disney World and Universal Studios (within an approximately 1.5 hour drive), Buccaneer Bay, and much more! Boating, fishing, dolphin-watching, shelling, cruises, gambling boats, restaurants, shopping, and movie theaters. Tour Downtown New Port Richey. Tour the famous Greek Sponge Docks. See famous mermaid shows in Weeki Wachi, the Florida Aquarium, museums, or visit the Tampa Bay Buccaneers, Tampa Bay Lightning, or Tampa Bay Rays.

You will likely need a car; however, you will be close to anything and everything that you would need.
To help you settle in comfortably, we will provide the following essentials:
Two rolls of toilet paper per bathroom
One roll of paper towels
Hand soap at each sink
Dish soap
A few trash bags for each trash can
A few laundry sheets
Dish detergent and sponge
Ground coffee or coffee pods
Dish towel(s)
In addition, we will provide one full set of bath towels and one beach towel per person, based on the number of guests the home or condo accommodates.

We will be available by email through the Messaging system. Our office is off site, and do not hover over guests, however we have vendors in place should issues arise.

The owner does not allow a guest the use of the mailbox. A PO Box will need to be purchased should you need to receive mail. There is a post office on the other side of US 19 where a PO Box can be purchased.

Please understand that the supplied Kayaks and Bicycles are to be used at your own risk. Neither AT HOME PROPERTY MGMT & REALTY nor the homeowners will be held responsible for bodily harm, injury, or damage done from use by a guest or done by a member of the guests party.

IMPORTANT: IF YOU BOOK THIS UNIT, YET ARE HAVING ANOTHER PARTY MAKE PAYMENT, YOU WILL NEED TO ADD THE EMAIL ADDRESS OF THE PAYER ONTO THE BOOKING, AND THE PAYER WILL NEED TO E-SIGN OUR RENTAL AGREEMENT. ONLY THE PERSON WHO PAYS IS AUTHORIZED TO E-SIGN THE RENTAL AGREEMENT.

Under the ADA and Florida law, owners of public accommodations are not required to allow emotional support animals, only documented service animals. Rates on OPEN DATES are often subject to change. TRAVEL INSURANCE IS RECOMMENDED, AS THERE IS A STRICT NO REFUND POLICY WITHIN 60 DAYS OF CHECK-IN!!! IF YOU NEED TO CANCEL WITHIN 60 DAYS OF CHECK-IN, YOU WILL NOT BE REFUNDED. THE NO REFUND POLICY INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED, HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJECT TO A $50 CHARGE FOR EACH DATE CHANGE. Should a booking date change be allowed, the difference in rates, if lower, will not be refunded, and if higher, will be charged. AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. Check in is any time after 4PM. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures.

Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences, and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.

EARLY CHECK-IN:
Because we have a high amount of same day turn overs, we kindly ask that you PLEASE refrain from asking for an early check in. Check-in is at 4PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding!

We require the payer of the booking to sign our rental agreement, which insures the guest instructions will auto-send at 3PM on the day of arrival.
