☕ Ground coffee or coffee pods & dish towel(s).

🚗 PARKING & ACCESS:
One (1) car per reservation may park in the Garage (one space only) with the pass on the dash. If full, use yellow-lined spots across from the gift shop.
Additional cars incur a $20 daily fee and must park in white-lined spaces with the attendant on duty.
Elevators: Take Elevator #3 (by the roundabout) to reach the 8th-floor penthouse level.

⚠️ IMPORTANT POLICIES:
🔞 Age: Primary guest must be 25+.
🕒 Check-in/Check-out: Self check-in is 4PM or later.
🌡️ Water Park: Closes if temperatures are under 60°F. Wristbands are issued at the gift shop upon scanning your passes.
🐾 Animals: Under ADA and Florida law, owners are not required to allow emotional support animals (ESAs); only documented service animals are permitted.
📝 RENTAL AGREEMENT & PAYER REQUIREMENTS:
If someone else is paying for your stay, their name and email must be added to the booking, and THE PAYER MUST SIGN THE RENTAL AGREEMENT. Your check-in instructions will auto-send at 3PM on your arrival day, provided the agreement is signed.
🕒 EARLY CHECK-IN POLICY:
Because we have a high turnover rate, we ask that you refrain from requesting early check-in. If available, it will be offered on the morning of arrival for a $50 fee.
🚨 STRICT NO REFUND POLICY:
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes health conditions, weather, or transportation issues. For stays during Hurricane Season (June 1 – Nov 30), we strongly urge you to purchase "Cancel For Any Reason" (CFAR) insurance.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
AGAIN, due to the no refund policy WITHIN 60 DAYS OF CHECK-IN, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures. We will not extend refunds or reimbursements due to Red Tide, or threats of Red Tide. Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
