Hurricane update 11-11-2024, Although Belleview Gulfs' first floor units have sustained water damage, this unit is not a ground floor unit, and it has no damage. The pool is not in service, but the Beach, which is located right across the street, is open. The Rec Center and the laundry room are not yet available for use. WiFi and cable TV service is good! During a stay, you may hear renovation sounds coming from the ground level units. We have adjusted rental rate prices to compensate for this, no further compensation will be extended.

This studio is located on the 2nd floor, right on the intracoastal, and across the street from the beach, has a full kitchen and has one of the largest pools in the county; sorry no elevators at this condo complex. Come relax in this cozy little city of Indian Shores! This 320-sf studio has been fully renovated and had a full kitchen, Queen sized bed and walk in shower. Enjoy beautiful views of the intracoastal from the unit's entrance and walk right across the street to enjoy the white sandy beach! There is a coin operated laundromat on site and recreation center for you to use. The balcony is shared with a neighboring unit. Let this be your next place to stay!

Exterior renovations Starting on 3-28-2024 are to include stucco repairs, painting, and re-paving the parking lot.

Boat docking Is available on a first come first serve basis along with shuffleboard and BBQ's. If you are bringing a boat, the first come first served docks can accommodate up to a 20 ft boat and can stay for a maximum of 3 weeks. Each development has different policies for Boats and Kayaks, jet skis and RV's. Please do not assume they are allowed. You must address this prior to booking.

You will be given the code to the lockbox prior to your arrival.

We will be available by email through the Messaging system. Our office is off site, and do not hover over guests, however we have vendors in place should issues arise.

This building does not have an elevator.

The Pool is not heated. We will not extend refunds or reimbursements due to cold water temperatures.

Owner/management provides you with the start-up of toilet paper, paper towels and a garbage bag. It is up to the guest to provide whatever else is needed for the stay.

Age minimum: One guest must be at least 25 years old. Under the ADA and Florida law, owners of public accommodations are not required to allow emotional support animals, only documented service animals. Rates on OPEN DATES are often subject to change. TRAVEL INSURANCE IS RECOMMENDED, AS THERE IS A STRICT NO REFUND POLICY!!! IF YOU NEED TO CANCEL, YOU WILL NOT BE REFUNDED. THE NO REFUND POLICY INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED, HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJUECT TO A $50 CHARGE FOR EACH DATE CHANGE. Should a booking date change be allowed, the difference in rates, if lower, will not be refunded, and if higher, will be charged. AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30.  Check in is any time after 4PM. 

Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences, and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.

EARLY CHECK-IN:
Because we have a high amount of same day turn overs, we kindly ask that you PLEASE refrain from asking for an early check in. Check-in is at 4PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding!
