Pool heating is optional and available November 1 – April 30 for $35 per day for the full stay.

Important notes regarding pool heating:
• Must be requested at least 3 days prior to arrival
• Heated to 85F (not adjustable)
• Electric heaters can only raise water temp approx. 15°F above outdoor temps
• During cold weather, the pool may not reach desired temperature
• No refunds or discounts for water temperature

Pool heating is not available May 1 – October 31.

If your booking falls between November 1 and April 30th, and if you want to the pool to be heated at $35 per day, you must let us know at least 3 days before your arrival that you want the pool to be heated; we will charge the card on file. Please keep in mind that Florida does get colder snaps, and in cooler weather the pool may not stay at a consistent 85 degrees, even with the optional pool heater package. PLEASE NOTE THAT DUE TO THE LIMITATIONS OF AN ELECTRIC POOL HEATER, THE POOLS TEMPUTATURE CAN ONLY INCREASE BY APPROXIMATELY 15 DEGREES FAHRENHEIT ABOVE THE COLDEST OURDOOR TEMPURAURE OF THE DAY/NIGHT. FOR EXAMPLE, IF THE COLDEST EVENING TEMP IS 50 DEGREES, THE MAXIMUM POOL TEMPERATURE WILL BE APPROXIMATELY 65 DEGREES. SHOULD YOU PURCHASE THE POOL HEATING PACKAGE, THE POOL HEATER WILL BE SET AT 85 DEGREES AND CANNOT BE ADJUSTED FROM THAT TEMP.

Parking allowed only in driveway only. There are exterior cameras for the owner's peace of mind.

IMPORTANT: IF YOU BOOK THIS UNIT, YET ARE HAVING ANOTHER PARTY MAKE PAYMENT, YOU WILL NEED TO ADD THE EMAIL ADDRESS OF THE PAYER ONTO THE BOOKING, AND THE PAYER WILL NEED TO E-SIGN OUR RENTAL AGREEMENT. ONLY THE PERSON WHO PAYS IS AUTHORIZED TO E-SIGN THE RENTAL AGREEMENT.

Age minimum: One guest must be at least 25 years old. Under the ADA and Florida law, owners of public accommodations are not required to allow emotional support animals, only documented service animals. Rates on OPEN DATES are often subject to change. TRAVEL INSURANCE IS RECOMMENDED. THERE IS A NO REFUND/CANCELLATION POLICY WITHIN 60 DAYS OF CHECK-IN. IF YOU NEED TO CANCEL WITHIN 60 DAYS OF CHECK-IN, YOU WILL NOT BE REFUNDED. THE NO REFUND POLICY INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED, HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJUECT TO A $50 CHARGE FOR EACH DATE CHANGE. Should a booking date change be allowed, the difference in rates, if lower, will not be refunded, and if higher, will be charged. AGAIN, due to the no refund policy WITHIN 60 DAYS OF CHECK-IN, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. Check in is any time after 4PM. We cannot guarantee the pool will be warm during the cold weather months, even with with the purchase of the $35 daily pool heater package, and will not give discounts or refunds should a guest experience cold pool water temperatures. Pool is not heated between May 1 and October 31. Between November 1 to the end of April, you have the option of purchasing the pool heater package at $35 per day of your stay. If you purchase the pool heater package, the pool will be heated to 85 degrees, however, during very cold weather, the pool water will likely not be warmed to 85 degrees.

Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.

EARLY CHECK-IN:
Because we have a high amount of same day turn overs, we kindly ask that you PLEASE refrain from asking for an early check in. Check-in is at 4PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding!

We require the payer of the booking to sign our rental agreement, which insures the guest instructions will auto-send at 3PM on the day of arrival.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
