To comply with Vista Bay Condo Association rules, the following are mandatory:
Application: All guests must submit an application with a background/credit check within 1–2 days of booking.
Fees: The fee is included for U.S. citizens (SSN required). International checks incur an additional fee.
Approval: All bookings must be approved by the Association.
Meeting: A brief face-to-face meeting is required upon arrival to review community rules.

🚭 Smoke-Free & Vape-Free Environment:
To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balconies, and all common areas within the community. Please be aware that any evidence of smoking or vaping will result in a minimum $500 deep-cleaning fee and potential forfeiture of your security deposit. 🌊✨

🚨 STRICT NO REFUND POLICY (PLEASE READ)
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, red tide, or transportation issues.

🌀 Hurricane Season (June 1 – November 30): No exceptions for the threat of a hurricane or aftermath closures (roads, beaches, utilities). We strongly urge you to purchase "Cancel For Any Reason" (CFAR) insurance. Approved date changes incur a $50 fee plus rate differences.

⚠️ IMPORTANT DISCLAIMERS
Payment: If another party is paying, you MUST add their email to the booking. Only the payer is authorized to e-sign the Rental Agreement.

Requirements: Minimum age to book is 25. Only documented service animals are permitted (No ESAs) per ADA/FL law. 🐾

Vehicle Restrictions: Non-commercial vehicles only. No motorcycles, golf carts, trailers, boats, or RVs permitted.

Pool Temp: We cannot guarantee pool temperatures during colder months and do not offer refunds for cold water.

Check-In: 4:00 PM. No early check-in requests, please; if available, it will be offered the morning of arrival for a $50 fee.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.

AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures. We will not extend refunds or reimbursements due to Red Tide, or threats of Red Tide. Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
