Living Room: Features a Queen pull-out sleeper sofa to accommodate additional guests.
Guest Bath: Full second bathroom with a bathtub/shower combination. 🚿
Laundry: Guests have access to the washer and dryer located in the garage. 🧺
🛶 Waterfront Living:
The Dock: Available for guests to fish from! Enjoy the canal-front seating area and watch the boats go by. 🎣
Important Docking Rule: Guests cannot dock a boat at this property. The boat pictured on-site is not for guest use, and the dock is for fishing/seating only. 🚫🚤

Starter Kit: We provide a start-up supply of shampoo/conditioner, body wash, TP, paper towels, soaps, trash bags, laundry sheets, and coffee. 🧼
Note: We do not restock supplies during your stay.

Scalloping Season: Try your hand at scalloping! Pasco County season typically runs from July 10 through August 18. 🐚

To ensure the comfort and safety of all our guests, this property is strictly non-smoking and pet-free. Evidence of smoking or pets will result in a minimum $500 deep-cleaning fee. 🚫🌬️🐾

📋 Important House Rules:
Parking: Parking is allowed in the driveway. Parking inside the garage is not permitted, though guests may enter the garage to access the laundry. 🚗
Age/Pets: Primary guest must be 25+. Documented service animals only (ESA not required per FL law). 🐾
Mail: No mail delivery available; please use a local P.O. Box if needed. 📬

🕒 Check-In & Booking Policies:
Check-In: 4:00 PM. Early check-in may be offered on arrival morning for $50, subject to availability. 🔑

🕒 EARLY CHECK-IN POLICY:
Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned home. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

Payer Requirements: The person paying MUST be added to the booking and MUST e-sign the Rental Agreement. Instructions will be sent automatically at 3 PM on arrival day. ✍️

🚨 Strict Cancellation Policy:
TRAVEL INSURANCE IS HIGHLY RECOMMENDED (CFAR Preferred).
There is a STRICT NO REFUND policy within 60 days of check-in. This includes:
Health conditions, weather, or transportation issues. ✈️
Water conditions (Red Tide or cold water). 🌡️
Hurricane Season (June 1 – November 30): No refunds for storm threats or aftermath (closures of roads, shops, or utilities). 🌀

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.

AGAIN, due to the no refund policy WITHIN 60 DAYS OF CHECK-IN, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures. We will not extend refunds or reimbursements due to Red Tide, or threats of Red Tide. Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
